

'Sonas' (meaning 'happiness' in gaelic) is a bungalow with a difference. Nestled in 5 acres of land, it is set on an elevated south-facing slope just north west of Dungarvan. The mature gardens are beautifully maintained and include two orchards, a large flat lawn for games, a fenced pond fed by a stream from the Comeragh mountains, as well as many areas of dry-stone walling, a poly tunnel and flower borders. The gardens are surrounded by the owner's own fields which lie adjacent to forestry walks.
The bungalow is entered by electric gates and a tarmac drive bordered by shrubs. There is ample parking around the home. Many of the rooms in the holiday home have magnificent views of the sea and Colligan valley and is an ideal base for a family holiday.
The accommodation is substantial and very comfortably sleeps 7 people. A large slate-floored hallway leads to the four bedrooms. There are two double bedrooms, both of which have king-size beds. One of the double bedrooms has an additional single bed. The en-suite bathroom has marble tiles and large bath with power shower. There are also two single bedrooms and a family bathroom.
The kitchen is central in the house and has modern cream units with granite work tops. There is a Neff induction hob, cooker and microwave, and a fridge/freezer and dishwasher. From the kitchen you can access a delightful covered patio area with sea views, perfect for outdoor dining. The utility room has washing machine and tumble dryer and access to a rear garden where there is a rotary dryer.
The kitchen also leads to the family room with satellite TV. The sun/dining room (400 square foot) has doors leading out onto the patio area and spectacular views of Dungarvan and the coast.
During the summer months most of the hot water at Sonas is heated by solar power but there is central heating throughout as well as a character log burner in the kitchen which also serves to heat the sun room in winter.
The owners grow fruit, vegetables and herbs in the poly tunnel and depending on the time of year, these may be available to the guests. Most of the year horses and sheep graze in the fields surrounding the gardens.
The house is very central for enjoying all the fabulous amenities of the Dungarvan and West Waterford area. These include, golfing, fishing, horse riding, hill walking, restaurants, beaches, farmers markets, galleries, museums, theatres and festivals.
